Dublin continues to be an attractive location for commercial occupiers due to its stable political climate and favourable tax profile. However, like much of Europe, a shortage of Grade-A space means the market is facing capacity constraints that are pushing up commercial fit-out costs. Average high-specification costs now stand at €3,693 per m2.
Occupiers are using fit-out projects as a strategic tool to invest in innovation – with spaces that support collaboration, flexibility and brand identity. This trend is clearest in core locations such as the CBD, the docklands, and emerging urban quarters, where modern buildings and strong transport links continue to attract demand.
Fit-out projects are increasingly refurbishment-led, with occupiers more frequently opting to upgrade existing offices while designing spaces to meet the evolving demands of hybrid working patterns.
Environmental performance regulations are also continuing to shape the market. ESG commitments, alongside tightening energy-efficiency standards, are influencing design decisions and encouraging the integration of low-carbon materials, efficient building services and smart workplace technologies.
