2025年版データセンター建設費 指数を作成するため、20カ国以上で稼働中または最近完了した300件以上のプロジェクトからベンチマークコストデータを収集しました。全コストは米ドルに換算されています。建設費データを補完するため、データセンター業界で活動する280名以上の専門家を対象にオンライン調査も実施しました。
建設費データは以下の主要資本コスト項目別に収集されています：シェル・アンド・コア、建築内装・仕上げ、機械電気設備工事、ゼネコン予備費、ゼネコンマージン、ゼネコン予備費、機械電気設備。全コストは2024年10月1日から2025年10月1日までの平均為替レートを用いて米ドルに換算されます。

ベースラインモデルの前提条件 ベンチマークコストデータは、平均30～50MW（IT負荷）範囲の典型的な空冷式特注ハイパースケールデータセンターを反映するよう修正されました。マルチクライアント向けコロケーション施設や企業エンドユーザー施設では、記載のUS$/Wが最大15％変動する可能性があります。米国における液体冷却データセンターの最新ベンチマークデータによると、同等のIT負荷を持つ空冷データセンターのベンチマークと比較して、平均7～10％のコストプレミアムが生じます。
シェル・アンド・コア 当社の地域事務所ネットワークは、入手可能な場合、実際のデータセンターのシェル・コア建設費用に関する実際のプロジェクトベンチマークデータを提供しました。
設備 実際の機器見積コストを適用し、必要に応じて考慮しています。また、所在地ごとに、現地の売上税/付加価値税、輸入関税、および該当する場合の運賃などの追加コストも適用されます。
建設労務費および資材費 指数結果には、各市場における稼働中または最近のプロジェクトからの実際の建設労務費および資材費が含まれています。
予備費／一般条件および一般要件 本指数結果は、各市場における稼働中または最近のプロジェクトから得られた実際の予備費／一般条件および一般要求事項のコストを反映しています。
除外事項 コストモデルには、クライアントの直接費用、土地購入費用、ユーティリティ工事、特殊な地盤工事、現場工事、稼働中のIT機器、オフィス内装工事を支援するための光ファイバー配線、専門サービス料は含まれていません。
